These numbers come from rental-tracking site Zumper.com's April 2015 rent report. As Curbed Miami points out, it includes only listings in its database and not, for example, apartments that may be advertised only on places like Craigslist or through word-of-mouth. The rankings also include only City of Miami listings, so it's not taking Miami Beach or greater Miami into account.
Still, those rents are only lower than those in San Francisco; New York; Boston; San Jose; Washington, D.C.; Oakland; and Los Angeles. One-bedroom rents are up 2.9 percent from last month, while two-bedroom rents are up 4.3 percent. The median rent for all condos in Miami is $1,310 per bedroom. In other words, if you don't mind living with a roommate (or two), that's what you'd pay.
To put that in perspective, the average rent in Jacksonville is just $840 for a one-bedroom — almost $1,000 cheaper than in Miami.
When smaller cities are taken into account, Sunny Isles Beach slightly beats out Miami with an average of $1,840 for a one-bedroom. The average rent in Doral is $1,640. It's $1,600 in North Bay Village and $1,590 in Aventura. Data for lower-priced cities weren't included.
Although Miami Beach failed to make the top 100 cities for rents of any size, some of its neighborhoods are still some of the priciest in Miami-Dade.
The Venetian Islands comprise the most expensive neighborhood in Miami-Dade for one-bedroom apartments, with a median rent of $2,763. The rents in South Pointe and City Center (the northern area of South Beach around the convention center) both average $2,500 for a one-bedroom.
