While the rich and famous are busy flocking to Indian Creek Village's Billionaire Bunker, that one-half-square-mile isle still falls behind the even smaller (0.27 square miles!), ultrarich enclave of Fisher Island off Miami Beach when it comes to the most expensive zip code in Florida.
According to a report by the Robb Report, Fisher Island is not only the most expensive zip code in the Sunshine State but also the highest-priced of any in all of the 50 states nationwide. The luxury lifestyle magazine compiled the report using median home listing price and median square footage drawn from Realtor.com. The median home price in Fisher Island's 33109 zip code is a cool $12.45 million, and the median square footage is only 3,842 square feet. Luxury condos on the island are valued as high as $85 million.
Long before the superwealthy like Amazon CEO Jeff Bezos, NFL legend Tom Brady, and Ivanka Trump and Jared Kushner put down stakes on Billionaire Bunker, Fisher Island emerged as the residential address for gazillionaires in South Florida. Fisher Island owners have included Oprah Winfrey, Russian oligarchs, Victoria's Secret Angels, the Vanderbilts, and Julia Roberts. The island, located just across Government Cut from South Pointe Park, has a population of about 600 residents and is accessible only by boat, ferry, or helicopter.
Aside from the exclusivity, the island boasts luxury amenities including a private beach with imported white Bahamian sand and its own Pura Vida outpost. The average resident declares $3 million in annual income, according to a 2024 Mother Jones article. As far as the rest of the nation, no other zip code comes close to knocking Fisher Island off its perch. California's 90077 zip code in Los Angeles and New Jersey's Alpine 06720 zip code fall behind Fisher Island, with median list prices clocking in just shy of $10 million. New York's priciest zip code, Bridgehampton, boasts a median list price of $8.77 million. And homes there — which is to say the heart of the swanky Hamptons on Long Island, are considerably more spacious than the condos on Fisher Island, despite the lower price tags.
Pro tennis star Caroline Wozniacki and former NBA center David Lee purchased a $14 million Fisher Island condo in April 2024 after selling their prior digs on the island for $37 million last year.
One penthouse on the island is currently listed for $85 million. The condo boasts five bedrooms and eight bathrooms and covers a whopping 9,775 square feet. What a steal!
