When thinking about the richest areas in South Florida, one place usually comes to mind for locals: Fisher Island.

This exclusive enclave has long served as a retreat for the rich and famous, including Oprah Winfrey, Russian oligarchs, and Victoria’s Secret Angels. Fisher Island, covering just 0.27 square miles and accessible only by boat, ferry, or helicopter, is home to a population of about 600 residents. The tiny isle is consistently ranked as one of the wealthiest ZIP codes in the nation.

But while it might be the most famous luxury ZIP code in the region, it’s far from the only one.

The South Florida Business Journal has compiled a list of the area’s wealthiest ZIP codes using United States Census Bureau data and the Zillow home value index for 2025. The list utilized per capita income, typical home value, poverty rate, land area, and population to determine its final rankings. (Note: Fisher Island was excluded from the list because its population is under 1,000, but we’ve included it here – because, well, what would a list of Miami’s richest neighborhoods be without it?)
