After spending nearly two years with the venerated title of most expensive zip code in the nation, Fisher Island in Miami Beach fell to the No. 2 spot in Realtor.com’s most recent rankings.
While Realtor.com economists reckon Fisher Island residents need to earn about $2.31 million annually to afford life in this lavish enclave, it still falls short of the most expensive zip code in the U.S. The exclusive island has long been known as a home for the ultra-wealthy, attracting some of the biggest names on the globe as residents, including Oprah Winfrey, Julia Roberts, Russian oligarchs, and the Vanderbilts. The island, located just across Government Cut from South Pointe Park, has a population of about 600 residents and is accessible only by boat, ferry, or helicopter.
As recently as June, Fisher Island took the No. 1 spot on Robb Report’s list of most-expensive zip codes, which used data drawn from Realtor.com. A December ranking from Realtor.com, however, shows California’s Newport Coast has overtaken Fisher Island as the cream of the upper crust.

“There’s a combination of forces that push prices into the multimillion-dollar range across these ZIP codes,” Anthony Smith, senior economist at Realtor.com, said in the study. “Scarcity and irreplaceable land are at the top of the list. True oceanfront property exists along a narrow strip of coastline near major population centers. The supply of parcels with real waterfront access and unobstructed views is exceptionally limited, which naturally elevates pricing.”
Aside from the exclusivity, Fisher Island is brimming with luxury amenities, including a private beach with imported white Bahamian sand and its own Pura Vida outpost. The average resident reports an annual income of $3 million, according to a 2024 Mother Jones article.
But getting a 33109 address may be cheaper than one expects; a 690-square-foot one-bedroom, one-bathroom unit is only $1.8 million, perfect for the up-and-coming socialite. An extra bedroom and bathroom will only cost about $1 million more, naturally. But the options range widely for those with at least eight-figure bank accounts, with options ranging from $1.8 million condos to $85 million penthouses.
