Here's How Much it Costs to Rent an Apartment in Miami

One-bedroom rental units in Miami are still among the priciest in the U.S.

Miami remains one of the most expensive rental markets in the U.S.

According to a March 2025 national rent report by apartment rental site Zumper, Miami had the sixth most expensive median rental price for one-bedrooms nationwide at $2,550, trailing only San Jose, Boston, Jersey City, San Francisco, and New York City.

The real estate platform also analyzed active real estate listings across South Florida, and, as expected, Miami ranked as the most expensive city. The one-bedroom median rent in Florida for the month of March was $1,605, and only four of the 26 cities included in the report fell below the median rent: Coral Springs, Homestead, Lauderhill, and Deerfield Beach.

Miami Beach was the second priciest city, with median rent for a one-bedroom coming in at $2,480. Coral Gables and Sunny Isles Beach followed, with rents at $2,440 and $2,400, respectively. Weston in Broward County rounded out the top five, with a median rent of  $2,120.

Although one- and two-bedroom apartments in Miami remain pricey, median rents for both have dropped year over year—down 5.9 percent for one-bedrooms and 8 percent for two-bedrooms. In March, the median rent for two-bedroom units was $3,350, a 5 percent increase from February.

As far as the least expensive rental cities in the Miami metro area, Coral Springs had the most affordable rent for one bedrooms at $1,550. Homestead followed, with rent just $10 more expensive, while Deerfield Beach and Lauderhill tied for the third least costly at $1,600. However, Homestead and Lauderhill were in the top three cities for fastest-growing rent year over year, with rents increasing 4 percent and 3.2 percent, respectively. Sunrise took the top spot, as rental prices have risen 9 percent since last year.

Delray Beach, Coral Springs, Deerfield Beach, and Pompano Beach all saw rental prices for one-bedroom units fall over 10 percent since this time last year.
