Massive Two-Story Publix to Open in North Miami

Biscayne Boulevard’s landscape is trading its gritty past for the “Where Shopping is a Pleasure” mantra. Publix Super Markets has officially filed plans to build a sprawling 55,000-square-foot store at 11380 Biscayne Blvd.

The Lakeland-based giant filed a pre-application with Miami-Dade County this week for a site plan review, according to the South Florida Business Journal. According to the filing, the project is being designed by Alleguez Architecture. It will feature a multi-level layout including a liquor store and two levels of parking directly above the retail floor. The parking garage will have a total of 232 spaces.

The Mega Publix Trend

This “mega” format is becoming the new standard for the grocer in land-strapped Miami-Dade. It follows the opening of a similar two-story location in Coral Gables last fall at Riviera Plaza. That 46,000-square-foot location introduced amenities such as a window-side dining area and an expansive olive bar for those near U.S. 1.

At 55,000 square feet, this new Biscayne location is set to be even larger than the Gables outpost. By stacking parking and retail, Publix can squeeze a massive footprint into a space that would never accommodate a traditional buildout.

A Crowded Grocery Corridor

What makes this filing particularly notable is its proximity to existing heavy hitters. The new site is located just blocks away from another established Publix at 12850 Biscayne Blvd. It also sits in an area already well-served by the North Miami Costco and the nearby Whole Foods Market.

This clustering suggests that Publix is betting on extreme local demand or looking to alleviate the congestion at its surrounding locations. As large development sites in the county become increasingly rare, the brand is clearly willing to double down on existing territories, even if it means opening within a stone’s throw of its own front doors.

Out With the Old

The seven-acre property, owned by Palm Beach Gardens-based Ram Realty, previously housed a trailer park and a now-shuttered adult club. Ram Realty purchased the land for $13.5 million in 2024, clearing the way for this retail pivot.

While these types of developments have traditionally shifted toward mixed-use models, the core of this filing is the sheer scale of the retail footprint. At 55,000 square feet, this location leans heavily into the “Super” in Super Market.

An opening date has not yet been announced. However, the filing marks the first official step in bringing the famous green-and-white brand to this stretch of the Boulevard.
